In some situations, Olive Leaf Enterprises LLC may act as a principal buyer and may purchase properties directly. Transactions may be structured using creative or alternative methods, which may include wholesaling, assignment of contract, subject-to financing, owner financing, or other lawful acquisition strategies.
When entering into a purchase agreement, Olive Leaf Enterprises LLC acts solely on its own behalf and not as the homeowner’s representative or agent. We may acquire an equitable or ownership interest in the property and may profit from the transaction. In some cases, contractual rights may be assigned to third parties.
Homeowners are under no obligation to proceed with any transaction and are encouraged to fully review all documents and consult independent legal, financial, and real estate professionals before making decisions.
Olive Leaf Enterprises LLC is not a real estate brokerage unless otherwise stated in writing. We do not represent the seller’s interests and do not owe fiduciary duties unless explicitly agreed to in a separate written agreement.
